Le projet prend le parti de préserver ces vestiges et de se servir de leurs qualités patrimoniale et architecturale afin d’implanter le projet le plus naturellement possible sur la parcelle, et éviter un front bati inexistant : préserver l’existant, le révéler et conserver le dialogue entre la falaise et la rue. Ainsi le socle du bâtiment vient s’inscrire dans l’empreinte des vestiges au RDC. Depuis l’entrée un porche en double hauteur se développe entre le mur mitoyen remarquable et l’octroi. Au fond du porche, un escalier mène vers le Rez de jardin réunissant les espaces communs au niveau du plateau existant en pied de falaise. L’implantation de notreprojet vient donc restructurer l’ilot Chapdelaineautour d’une cour verdoyante, notre volontépremière étant de créer un coeur d’ilot attrayant etrelativement dynamique.Cette cour sera un espace résidentiel communentièrement dédié aux piétons, elle sera un lieu depassage et de rencontre pour les habitants. Despercées visuelles ouvrent et désenclavent le coeurd’ilot en établissant un lien avec la rue.Les décalages des volumes, les différents accès etles distributions verticales créent des respirations etparticipent à la cohérence et l’amélioration de l’îlotdans son ensemble. Ce passage commercial permet de relier l’avenue du Général Leclerc (anciennement avenue d’Orléans) au square Delormel, cour du bâtiment Paris Habitat (3 immeubles en brique type HBM + traitement qualitatif des serrureries type « Art nouveau »). &nbsp;C’est assez naturellement que nous avons souhaité révéler ce volume en lui redonnant sa hauteur et sa fonction première, un passage commercial et urbain, véritable rue intérieure, qui desservira les cours de nos deux bâtiments. Notre projet s’organise donc autour de ce volume qui s’élève sur 7m80 intérieur. La pierre de taille sera le matériau prépondérant en façade rue, et sur les façades porteuses côté cours, afin que tous les logements puissent en profiter. Son système structurel autoportant nous a poussé à limiter la pierre aux axes porteurs, ce qui est en saillie ou en retrait sera donc traité en ossature bois apparente pour les loggias, au-dessus du porche et dans la cour « accession/social », revêtue d’un enduit chaux/chanvre pour les attiques, le volume au-dessus du porche, et celui en fond de parcelle. Les éléments séparatifs entre logement seront des panneaux CLT, fonctionnant comme des voiles de refend, et permettant de limiter les portées des façades, et ainsi les efforts sur la pierre. Celui-ci comprendra des sanitaires enfants, des sanitaires adultes, des points d'eau intérieurs et extérieurs, le tout accessible aux PMR. Le projet consiste en la mise en œuvre d’une toiture à double pente inversée en zinc, s’intégrant dans les dénivelés du parc et permettant la récupération des eaux de pluie par le biais de la gaine technique mise en œuvre entre les deux blocs sanitaires. Afin de privilégier la filière sèche, nous prévoyons une ossature bois pour la charpente élevée sur poteaux métalliques, le tout sur dalle et soubassement béton. Le bloc sanitaire viendra s’intégrer dans le paysage verdoyant du site tout en assurant le confort thermique. Dès la première visite, l’intention a été d’inscrire le projet dans la continuité des volumes et des matériaux déjà présents sur le corps de ferme mais aussi de concevoir un bâtiment résolument contemporain. L’ambition du projet peut se résumer ainsi : reprendre l’écriture architecturale d’une conctruction rurale du 19e siècle (teinte de la maçonnerie; débord de toiture; tuiles plates; soubassement; drainage en pied de&nbsp;façade...), sans pour autant tomber dans le pastiche. Pour ce projet, une étude détaillée du bâti et une approche systémique par élément de construction, nous ont permis d’éviter la mise en oeuvre d’isolation par l’extérieur. Cette réhabilitation énergetique conserve ainsi l’architecture remarquable du bâtiment (Edith Girard Architecte-Equerre d’argent 1985), tout en répondant aux objectifs du Plan Climat. Notre intervention augmentera la qualité environnementale du bâti et limitera les consommations et les charges pour les occupants. L’amelioration de la thermique de l’enveloppe permet d’atteindre un niveau de confort et de sécurité adapté aux normes et réglementations actuelles. Le centre est réservé à l’accueil de 18 mineurs non accompagnés, et l’espace de bureaux dédié aux travailleurs sociaux. L’opération se situe au 5 Rue Delizy, l’une des artères principales de la commune de Pantin, à proximité de l’Eglise. L’opération prend place dans un&nbsp; hôtel particulier datant de la fin du 19e siècle (1890), classé au patrimoine remarquable de Seine-Saint-Denis. La commande d’Aurore association consiste ici à transformer une partie des logements de fonction de l’hôpital en foyer d’hébergement pour mineurs isolés, situé sur le long de l’avenue Denfert Rochereau. Le centre d’hébergement Pangea est conçu comme un maillon du dispositif de prise en charge de l’aide sociale à l’enfance et apporte un cadre protecteur et adapté aux jeunes de 17 à 21 ans. Les personnes accueillies sont hébergées en appartements partagés. Le séjour des jeunes hébergés à Pangea est de longue durée (&gt;1 an). Le foyer se divise en deux bâtiments, le bâtiment A en R+3+combles et le bâtiment B en R+1. Chaque étage a été recomposé comme un appartement, avec cuisine , séjour, douches et WC. Nous avons créé des mezzanines dans chaque chambre afin de donner plus d’intimité aux résidents, et d’optimiser la capacité d’accueil du foyer.
